I accidently ran across this project initiated by Kio Stark, a book funding for ‘Don’t Go Back to School,’ on Kickstarter.com (a crowd-funding platform for creative projects). 

The project was initiated by Kio Stark, a NYU instructor, novel writer and Yale graduate school dropout from Brooklyn, NY.

She asked for $14,500 in funding. It was successfully funded by 1588 backers for a total of $38,928 being pledged.

This looks like an idea whose time has come.

As someone who has been a self-directed, self-taught learner for many years, I am a HUGE advocate of this style of learning. I’m very excited about her project.

This concept is right up there with the Waldorf, Montessori and Sudbury Valley School educational methods for younger children and the Open Source Learning made famous by Richard Baraniuk and Rice University. (See links below for Sudbury and Open Source Learning.)

What a novel idea! Education made easy, convenient, affordable, and accessible by the masses, instead of only available to the elite wealthy, highest grades/SAT scores or those willing to start their careers $100K or more in debt.

I think this produces individuals that are more independent and original thinkers who are guided by their inner-authority versus external-authority.

Imagine how exciting and progressive our world will be with less conformity and more variety and originality. These are exciting times.

Rice University professor Richard Baraniuk explains the vision behind Connexions, his open-source, online education system. It cuts out the textbook, allowing teachers to share and modify course materials freely, anywhere in the world.

I really hope this goes BIG.

We need to break away from our dependency on the BIG BOX Universities–with BIG $$ Price Tags. We need to capture the brilliance of each person by generating pathways for everyone who wants to learn.

NEGOTIATION MASTERY Getting Past The First Rejection by JULIE HUTTON

NEGOTIATION TIP One way to neutralize a rejection of an offer

You bring a good offer/counter-offer to the table and their immediate blustery response is, “No way am I going for that price.”

Your response is, as you’re gathering up your papers, putting them back in the folder, preparing to put them back in your carrying case, ‘Okay. I hear you. This is a really good offer based on the comps available to us at this time and the current status of the market. I highly encourage our review of this offer and see what we can make of it.’

They see your ‘actions’. Remember, actions speak louder than words. The instinctual response to draw you back in kicks in and they drop the bluster and start engaging you with meaningful, substantive dialogue—dialogue that you can now work with and begin to mold the next productive step towards a successful conclusion.

Your goal is to just take it one step at a time.

Buyer BEWARE: Mortgage Loan: Terms Change At Signing

Buyers told one thing at PreApproval and PreQualifying appointment— for instance, 5% interest on 2nd loan.

At signing/closing of transaction they discover the 2nd is actually at 8%, not 5%.

You can call this Bait-and-Switch or you can call this MORTGAGE FRAUD.

The buyer’s are caught between a rock and a hard place. They can refusing to close all together, or hold up closing to try and iron it all out, or accept the transaction with the higher interest rate.

Meanwhile the buyer’s furniture is in the moving van, their rental is already sublet, and the seller’s furniture is in the moving van and the home has been cleaned spotless, ready for the new buyers.

Now the buyer’s can’t get any lower interest rate than that anywhere else so there is no point in holding up closing for two weeks to run it through another mortgage company, but that particular loan officer gets the business. (They do this to outshine all the other competition at the  pre-approval/pre-qualifying period several weeks/months prior.  Remember, IF IT SEEMS TOO GOOD TO BE TRUE… IT IS.)

This makes me REALLY mad. Hope it makes you mad too!

How to make sure this doesn’t happen to you:

BE sure to get a GFE (Good Faith Estimate from your loan officer in advance). Make sure the loan and rate you are quoted is in black and white and you keep it in your possession.

Review it with other reputable loan officers as you shop for your mortgage officer. They will be QUICK to point out that it is TOOOOOOO Good to be True.

Have your real estate broker/agent advise the loan officer that they report suspicious bait-  and- switch or fraudulent behavior (let them be the ‘Bad Cop’ for you).

I always tell my clients, “Listen, I’ve got your back. I have a very low tolerance for this behavior.”

I think the primary point I’m wanting to make is that we have experienced many shifts, changes and ups, downs with the economy in the past AND we will recover from this TOO.

The sun will come out tomorrow.

We will recover from the depression of the 1930’s.

London will rebuild from World War II.

The devastation from the Twin Towers will be cleared away.

The tsunami damage in Japan with be cleared away.

After a long cold winter, spring always returns, the sun comes out, the snow melts and the daffodils come into bloom again.

33% of Homeowners Owe More Than Their Home Is Worth

Being in real estate and specializing in working with sellers that want to sell their homes, I come in contact with this reality every day.

Yes, regrettably, the truth is… even the experts are clueless about what will actually happen in our real estate and financial world.

There are too many moving parts and too many variable factors. Even the brightest minds contradict one another and themselves from month to month.

All we can truly report on is the past, historical data. Even what happened yesterday is the past and not a true indicator of what will occur today, let alone six months out.

The experts that put out the Wells Fargo Securities ANNUAL ECONOMIC OUTLOOK 2011* say that this new economic reality ‘demands a new approach to decision-making.’ That we can’t allow ourselves to get trapped in projecting future trends based on tradition historical perspectives because it relies on ‘restrictive assumptions and methods.’ That ‘path dependence (from historical perspectives translates into slower assessment and adaption to the new economic realities.

Maybe we really are in that space/place of ‘personal economy.’ Meaning—each person’s financial economy is individually created. ‘You make your own wealth or poverty.”

We definitely live in interesting times and we’re all learning to re-create our work and our lives in brand new, more meaningful ways.
